Terms and Conditions.
The terms and conditions form part of the contract between the Owner and the Customer
for the temporary rental of the Property by the Customer for holiday accommodation. The
agreed rental of the Property does not constitute a relationship of landlord and tenant
between the owner and customer and does not confer tenant rights upon the Customer in
respect of the Property.

The weekly rental period is based on Saturday to Saturday from 4pm on the day of arrival
to 10am on the day of departure.
A deposit of £100 is payable upon a booking confirmation being issued by the Owner. The
Owner guarantees the booking for 5 days from the date on which the booking confirmation
is issued. If the deposit is not paid during this 5 day period, the booking is deemed to be
forfeited by the Customer and the Owner is at liberty to confirm a booking for the relevant
booking period with another party.
The outstanding balance for the full cost shall be be payable in addition to the deposit
payment 21 days before the agreed arrival date.
The liability of the Owner arising in connection with the performance of the contract shall
be limited to the sum equal to the rental cost and the Owner shall not be liable to the
Customer for any type of indirect or consequential loss or damages which arise out of the
rental by the Customer of the Property. If the Property becomes unavailable or unusable
for some reason prior to the arrival date, then the Owner's obligation is to confirm the
cancellation of the booking to the Customer as soon as possible and reimburse the
Customer in full for the cost of rental inclusive of deposit paid by the Customer.
The Owner insures the Property and it's contents but will not be liable in any
circumstances for loss or damage to Customers property. Customers are advised to
arrange travel and holiday insurance covering delays, loss of baggage, personal effects
Any cancellation by the Customer must be notified by telephone immediately and be
confirmed in writing within 5 days. Where a cancellation is made, the deposit will be
refunded unless the cancellation notice is less than 21 days notice. If the full cost is not
paid on or before the payment date, the booking shall be deemed to have been cancelled
by the Customer and the deposit shall be forfeit. Every effort will be taken to re-let the
cottage and if this is possible, the deposit will be returned less an administration
processing fee of £10.00.
USE OF PROPERTY
The maximum number of persons occupying the cottage must not exceed six.
The Customer shall take all reasonable care of the Property and it's furniture and fittings
and leave them in the same state of repair and condition at the end of the rental period.
The Customer will indemnify the Owner, on demand, in respect of all reasonable losses
cost and expenses caused by the Customer or any member within the Customer's group.
The Customer will be responsible for ensuring that all guests in the party using the
property during the booking period comply with these terms and conditions and failure by
any member of the party will be the responsibility of the Customer.
No smoking is permitted inside the property and the owner reserves the right to claim
damages as a result of any cleaning costs for damage caused by smoking.
CHANGE OF DATE
The Owner may consider a request to change the booking period but shall not be bound to
an issued booking confirmation. In those circumstances the owner will advise the
Customer of any additional conditions which apply such as different time period cost.
RIGHT OF ENTRY
The Owner, in person, or through the use of agents appointed by the Owner reserves the
right of entry to the property at all reasonable times for inspection or to carry out any
necessary repairs or maintenance.
No pets are allowed in the property and the owner reserves the right to claim damages as
a result of allowing pets in to the property including any cleaning costs.
